UNIVERSITY MALL is the regional shopping center for Utah County, and has been serving the people of Utah County for more than 30 years. The mall is located in Orem, Utah, North West of Provo and just 35 miles south of Salt Lake City.

The center is situated at the state's busiest intersection; the corner of University Parkway and State Street. Located, nearby, at opposite ends of the mall are two Universities, Brigham Young University (BYU), and Utah Valley State College (UVSC).

UNIVERSITY MALL's market is primarily Utah County, with a heavy concentration in Provo and Orem. There has recently been heavy retail growth in Utah County. Most of this growth has occurred on University Parkway starting at I-15 and extending up to State Street, at UNIVERSITY MALL's front door. This significant growth has created a "mall sprawl" effect, thus positioning the mall's area as the only major retail destination for Provo and Orem.
